1. General Questions About Custom Doors

What does Custom Doors manufacture?

We manufacture hurricane-rated custom exterior wood doors, including classical hinged doors and modern pivot doors, all engineered for high wind and impact conditions in Florida and other coastal markets.

Are your doors hurricane and impact resistant?

Yes, our exterior doors are tested and certified as hurricane and impact resistant, suitable for High Velocity Hurricane Zones such as Miami-Dade and Broward County in Florida.

Do your doors meet Florida Building Code requirements?

Yes, our doors are Florida-approved and comply with Miami-Dade County requirements for impact doors. For permitting, we provide Florida Product Approval, NOA certificates and CAD drawings for your contractor.

What are your Florida code numbers for permits?

Our current Florida Product Approval numbers are: Classical doors, FL16326. Pivot doors, FL28370.

What is an NOA and do your doors have it?

NOA stands for Notice of Acceptance from Miami-Dade County. It confirms that a product has passed strict structural and impact testing. Our classical and pivot doors include NOA.


2. Sizes, Configurations and Clear Openings

What are the maximum sizes you can build?

Our typical maximum sizes are: Single door up to 50″ x 120″. Double door up to 74″ x 120″. Pivot door up to 81″ x 144″. These dimensions are hurricane-rated and supported by our current approvals.

Can you build oversized doors?

Yes, we specialize in oversized modern and pivot doors that can sit under the sun and rain without warping or cracking, which is critical in Florida and other coastal climates.

What is the usable opening on a pivot door?

As a general rule, a pivot door reduces the clear opening by about 12 inches. For example, a 50″ wide pivot door typically provides around 38″ of usable opening. On taller pivot doors of 96″ or more, we can adjust the pivot to reduce that offset, which can increase the clear opening.


3. Design, Materials and Customization

What type of wood do you use for your doors?

We primarily use solid mahogany for our exterior doors because it is extremely durable, stable and elegant in harsh climates such as Florida.

Why choose wood instead of fiberglass?

Mahogany has a richer, more luxurious appearance and can be refinished over time. Fiberglass tends to deteriorate faster in Florida weather, fades under intense sun and often looks cheaper on high-end homes.

Can you match a design from a photo or inspiration image?

Yes, we often work from photos or architectural drawings. Our team will review your image, confirm that the design is compatible with hurricane rating, and then prepare a custom quote based on your opening size, configuration and finish.

Do you only manufacture exterior doors?

Our core focus is exterior hurricane-rated doors. In some cases, if a client is looking for a special interior door with a unique or custom design, we can review the project and confirm if it is a good fit for our production.


4. Quotes and Pricing

How can I get an estimate for a custom door?

The fastest way is to submit a Request For Quote on our website or contact our sales team by phone or email. To prepare an accurate quote, we will need the door design you like, the width and height of the opening, and your email address. A photo of the opening is also helpful.

What information do you need to prepare my quote?

We typically ask for: door design or an inspiration image; width and height of the rough opening or planned opening; jobsite address or at least the zip code; your name, phone number and email address; and your approximate installation timeline. This allows us to calculate both the door and the shipping cost correctly.

How long does it take to receive a quote?

Most quotes are prepared once we have the basic information. Timing can vary depending on design complexity and current demand, but our team prioritizes active construction projects and time-sensitive requests.


5. Ordering, Deposits and Payments

What deposit is required to start my order?

In most cases we require a 65 percent deposit to begin processing and production. In some situations, we can start with a smaller initial deposit of 10, 20 or 30 percent to begin CAD drawings and paperwork, but the full 65 percent must be collected before production starts.

When does the production lead time start?

The production countdown does not start with the first deposit. Production begins only after CAD drawings are approved, all required documents are signed and the full 65 percent deposit is received. From that point, the estimated lead time is typically 9 to 12 weeks.

What payment methods do you accept?

We accept wire transfers and checks. If you pay by check, there is a waiting period while funds clear before the order can officially move forward.

Will I receive an order confirmation?

Yes. Once we receive your signed documents and deposit, we send a confirmation by email that summarizes your order, the production status and the estimated timeframes.


6. Production, Shipping and Installation

What is the typical lead time for a custom door?

After your door enters production, the estimated lead time is about 9 to 12 weeks for fabrication and delivery, depending on design complexity and current factory workload.

Can I order now and install later?

Yes. Many clients order in advance to secure pricing and a place in the schedule. If your door is ready before your project, we can store it in our warehouse at no charge until you are ready for delivery within a reasonable time frame.

Do you offer installation services?

Installation is available for projects in South Florida and within a certain driving distance from our warehouse in Miami. For projects farther away, we can often ship the door and coordinate with your local builder or installer.

Can my own installer handle the installation?

Yes. Many clients use their own builder or contractor. We provide detailed CAD drawings that show the door sections and dimensions, which your installer can use as a guide to ensure a precise fit in the opening.

Do you ship outside Florida?

Yes. We frequently ship to other states, including high-end projects in markets such as California. Your sales representative will calculate a shipping quote based on your order size and zip code.

How are the doors packaged for shipping?

Each door is shipped in a solid, secure crating system specifically designed to protect the door and ensure it arrives in perfect condition.


7. Showroom Experience

Do you have a showroom I can visit?

Yes. Our showroom is located in Miami’s Design District at 222 NE 27th St, Miami, FL 33137, where you can see our hurricane-rated pivot door at the main entrance, review real wood finishes, and experience the quality of our doors in person.

What can I see at the showroom?

You will find working samples of our pivot and classical doors, a wall of more than 80 hardwood finishes, and several of our most popular models installed at full scale. This helps you choose the right design, size and color for your project.

Do I need an appointment to visit?

We recommend scheduling an appointment so a sales expert can be available to review your plans, prepare a quote and walk you through the technical details of your project.


8. Warranty and Maintenance

What kind of warranty do you offer on your doors?

Our doors include a one-year manufacturer warranty that covers manufacturing defects and faulty hardware. The product rating of the door, meaning its performance certification, remains valid beyond the warranty period.

Does the warranty cover hurricane damage?

No. Damage caused by external events, such as storms or hurricanes, is not covered by the warranty. Your insurance company typically handles damage from those events.

How should I maintain my wood door?

We recommend regular cleaning, periodic inspection of the finish, and re-coating as needed, especially on doors exposed to strong sun and salt air. Using high-quality exterior finishes helps the door maintain its color and protection over time.


9. Smart Lock and Keypad

What is the Custom Doors Smart Lock?

It is a smart component designed specifically for the multipoint lock of your Custom Doors exterior door. It upgrades your existing lock so you can open the door with your phone, fingerprint, keypad or a traditional key, without replacing the entire door.

Is the Smart Lock compatible with any door?

No. Our Smart Lock is engineered to work only with Custom Doors multipoint locking systems, on past and current models, which ensures proper alignment, security and performance.

How do I control the Smart Lock?

You can unlock the door using your smartphone app, fingerprint on the keypad, a PIN code, or the backup key. With the optional Wi-Fi Bridge, you can also control and monitor the lock remotely when you are away from home.

What are the main features of the keypad?

The keypad lets you create 5-to-8-digit PIN codes, store multiple user codes, share temporary codes with guests or cleaners, and manage or delete codes from the app — all without any hard wiring.

Is installation difficult or does it require a technician?

Installation is designed to be simple for most homeowners, using basic tools and the step-by-step guide. If needed, our team can support you with live video assistance, and in certain areas of Florida we can offer professional installation for an additional fee.

What happens if I lose my phone?

You can still unlock your door using the keypad or the backup physical key. The app also lets you revoke access from a lost phone and manage new devices securely.

Is the Smart Lock available in different colors?

The Smart Lock is currently available in black, with silver units available only if in stock. This finish is chosen to complement most of our modern hardware and door designs.

Do you offer installation for the Smart Lock?

For customers within a certain distance from our Miami warehouse, we can quote installation of the Smart Lock and keypad bundle. Your sales representative will confirm availability and pricing based on your address.


10. Permits and Documentation

Do you process permits for my project?

After COVID, all city permits are done online. We will provide all the technical documentation your contractor or architect needs, including CAD drawings, NOA, Florida Product Approval, and insurance certificates if required.

Can you help my architect or engineer with technical questions?

Yes. Our team frequently coordinates with architects, engineers, and builders to review plans, clarify structural details, and provide the correct product approvals for submittals and permit applications.
