Design & Sizing
Our pivot doors are built up to 144″ tall × 81″ wide — that's 12 feet of vertical entrance, fully hurricane-rated. We also build singles to 50″ × 120″ and doubles to 74″ × 120″. All sizes are held in our Florida Product Approval (FL28370).
Yes. Glass placement is fully customizable — full-lite, partial-lite, vertical inserts, sidelights, or transoms. All glass on hurricane-rated doors is laminated impact glass meeting Miami-Dade and Florida Product Approval standards. You can specify clear, frosted, reeded, or smoked glass, and Low-E coatings are available for thermal performance.
Yes. We offer 5 standard finishes — Clear, Butternut, Dark Oak, Mahogany, and Espresso — and we can match any custom color a client specifies. Send us a sample, paint code, or even a photo of an existing door.
Construction
Yes — we exclusively manufacture solid wood doors. We do not produce metal doors, aluminum doors, fiberglass doors, or fire-rated doors. Mahogany is the only species we work with because it has decades of proven performance in Florida's climate.
Our pivot doors are 3 inches thick — nearly double the thickness of a standard 1¾″ premium door. Weight varies with size and glass configuration, but a typical 144″ × 81″ pivot weighs between 600 and 900 pounds. The engineered pivot hardware (top and bottom pivot points secured with four ¼″ anchors each) is rated to the full design load and lets the door swing effortlessly despite the mass.
Mahogany is the only species that has consistently passed our Florida hurricane testing protocols at oversized dimensions. It's naturally rot-resistant, dimensionally stable in humid coastal climates, and develops a richer character with age. Oak and walnut are beautiful interior species but don't perform reliably in High Velocity Hurricane Zones at the scale we build.
Yes. Florida Product Approval FL28370, signed and sealed by a licensed Florida Professional Engineer. Tested under TAS 201, 202, and 203 protocols for High Velocity Hurricane Zones. Design rating: +65 / -65 PSF, Large and Small Missile impact.
Security & Hardware
Every pivot ships with two 5-point multi-point locking systems — one on each vertical side of the door. That's 10 steel bolts engaging the frame simultaneously when you turn the key. It's compatible with our Custom Doors Smart Lock, which adds a fingerprint keypad, 5–8 digit PIN codes (up to 100), and a WiFi bridge for remote control from your smartphone.
Yes. The smart lock has three independent ways to open the door: WiFi/smartphone app, fingerprint or PIN at the keypad, and a traditional physical key. If WiFi goes out, the keypad still works. If the keypad battery dies, the physical key still works. The smart layer never replaces fundamental mechanical security — all 10 multi-point bolts engage regardless of which method you use.
Ordering & Pricing
Pricing depends on size, glass configuration, finish, and hardware selections. A standard hurricane-rated pivot in our most popular sizes typically starts in the mid five-figures and scales up with custom dimensions and premium options. We require a 65% deposit to start production. The remaining 35% is due before the door ships. Production timeline (9–12 weeks) starts only after the deposit clears and CAD drawings are approved by the client.
After production starts, expect approximately 9 to 12 weeks for fabrication and delivery. Production doesn't start until CAD drawings are approved, all paperwork is signed, and the 65% deposit has cleared.
Yes. Our Miami showroom at 222 NE 27th Street is open by appointment, where you can see and feel the construction in person. We also provide detailed CAD renderings and finish samples for clients ordering remotely. For builders and architects, we can schedule a video walkthrough of doors in production.
We provide a 1-year manufacturer warranty covering defects in materials and workmanship. The hurricane impact rating itself stays valid for the life of the door — it does not expire. Hardware warranties (smart lock, multi-point locks) are covered by their respective manufacturers, typically 2 to 5 years.
Delivery & Install
Yes. We crate and ship pivot doors nationally. Our Florida Product Approval is recognized in all High Velocity Hurricane Zones, and our doors meet or exceed building code requirements throughout the country. Shipping is calculated separately based on destination, door size, and number of units.
We offer full installation in South Florida. Outside of South Florida, we work with your contractor or installer and provide detailed installation documentation, CAD drawings, and phone support throughout the install. Our doors are designed to be installed by any qualified door or window contractor.
Every order includes the full permit package: Florida Product Approval FL28370 documentation, NOA (Notice of Acceptance), CAD drawings sealed by a licensed Florida Professional Engineer, and product certificates. Everything your contractor and city building department need for permits and final inspection.
